Waterproof repair: Where is the leak and where is it useful?

Waterproofing is a technical job, while maintenance is a very technical job.

Many owners usually think like this: Where to miss it, how simple it is, So easy! But reality is not as simple as we imagined.

 Treat the head if you have a headache, and treat your feet if you have a foot pain, you cannot cure the root cause of the disease. During the waterproof maintenance process: water leakage in one location may be caused by multiple leakage points; similarly, the exit of one leakage point may also cause water leakage in multiple places. This is what we often call "one cause and more results" and "one result and more causes".

 

When you see a leak, you will block it and when you see a blow, you will brush paint. This maintenance method is a typical "fried Hu" maintenance method. It may be effective in the short term, such as roof leakage and water accumulation in the roof insulation layer. It is difficult to repair it from one point. The water in this house is blocked and the house is leaked again. "Being a neighbor for the sake of one's neighbor" is not a complete solution after all.

Since you have leaked, you have to practice it well. Just like a human body, once leaking, it will cause injury, and many times leaking, it will cause injury. I don’t know where to start after practicing a few more times.

 

When faced with water leakage, I worry about not being able to solve the problem, and random blocking cannot solve the problem. Therefore, it is obviously very practical to understand some basic common sense related to water leakage.

The following 8 items are for your reference only—

1. Water leakage not only has the possibility of moving downward, but also flows flatly.

2. Ordinary cement mortar, most face brick inorganic grout materials, concrete microcracks, etc., water seepage or moisture absorption are often more serious than expected due to capillary action.

3. Generally, waterproof materials age very quickly in exposed environments. Even if the sealant has a good surface condition in the short term, degumming and cracking will occur after a period of time. In the long run, glue is not reliable, especially poor quality glue.

4. Whether it is the roof, basement or exterior wall, deformation joints are set up for fear of cracks, or partition joints are set up on the wall. In fact, deformation will be more concentrated on these preset joints, so it is impossible to completely avoid expansion, contraction, deformation and cracks.

5. Basement seepage does not necessarily only occur below the groundwater level. The moisture in the wet soil will also penetrate into the room through capillary action from concrete cracks or loose concrete pores, causing wet marks on the wall.

6. When it rains, water seeps after stopping. This situation is because when it rains lightly, there is less water entering the wall. After the rain stops, it will spread through evaporation and will not produce obvious wet marks indoors. When the amount of water inflow is large, especially after the rain, the moisture stored in the material will spread rapidly, causing the surface moisture to evaporate and wet traces to appear.

7. Whether it is blue tiles, brick walls, mortar or concrete, materials have certain permeability, the difference is the permeability. Why do we not see water seepage in normal times? It is mainly because the wall materials absorb water and spread evenly, so that the interior walls do not show obvious color difference, and the moisture evaporates continuously and rapidly, so that concentrated water seepage cannot be seen.

8. If the condensate problem cannot be improved and solved by waterproofing materials, it can be solved by reducing the temperature difference between the wall and the air, reducing the relative humidity of the air, and strengthening ventilation.
